Not Every Epoxy Floor Is Built for Charleston’s Climate

The same epoxy system that works fine in Ohio can fail in Charleston. Our humid subtropical climate, a high water table, and 30-degree daily swings put real stress on a coating that isn’t installed for this environment. That’s why we diamond-grind every slab, moisture-test before we quote, and finish with UV-stable polyaspartic topcoats that won’t yellow or lift.

We diamond-grind, moisture-test, and repair every slab before coating it, so your floor is built for Charleston’s ground, not a generic garage in a generic city.

  • No shortcuts on prep work
  • No hidden add-on fees

Just honest work from a locally owned, licensed and insured team you can actually reach.

How We Install a Floor That Actually Lasts

1. FREE ESTIMATE

We come to you, assess your slab, and give you a real number, not a vague range.

2. GRIND & PREP

We diamond-grind and moisture-test every slab, and repair any cracking before a single layer goes down.

3. CRACK REPAIR

We fill and level cracks with a flexible polyurea filler that moves with the slab, so they don’t telegraph through your new floor.

4. TOPCOAT & CURE

A UV-stable polyaspartic topcoat goes down last, so it won’t yellow, scratch easily, or break down in Charleston sun.

5. FINAL WALKTHROUGH

We walk the finished floor with you, answer any questions, and hand off your written warranty before we leave.

Talk to a Real Person

Yes, for most homeowners, especially if the garage sees daily use or you’re thinking about resale value. A properly installed floor resists Charleston’s humidity, hot tires, and daily wear, and typically lasts 10-20 years.

Most residential garage floors run $4-$9 per square foot depending on the finish, which puts a standard 2-car garage between roughly $1,800 and $4,050. Pricing depends on the condition of your slab and the finish you choose. What actually moves the number: square footage, whether cracks need repair, how much moisture mitigation the slab needs, the coating system (basic epoxy vs. polyaspartic vs. metallic), the decorative finish, and how many coats the job requires. That’s why we don’t quote sight-unseen, we walk the space first.

Almost always, it comes down to prep. A cheap quote usually means a roller and an acid etch with no real grinding or moisture testing. A proper quote includes diamond grinding, crack repair, and moisture testing, the steps that determine whether a floor lasts 15 years or peels in two.

Yes. High humidity and the Lowcountry’s shallow water table can drive moisture up through a concrete slab if it isn’t properly tested and sealed. That’s why we moisture-test every slab before installation and use vapor-barrier primers where needed, skipping this step is the leading cause of bubbling and delamination in this region.

You can, and a DIY kit may hold up for a few years on a lightly used slab. Most DIY kits are thin and rely on an acid etch instead of mechanical diamond grinding, which is why they commonly fail within 1-3 years. Once you account for equipment rental and materials, DIY often costs closer to a professional quote than most people expect.

We serve the full Tri-County area, Charleston, Mount Pleasant, Summerville, James Island, West Ashley, North Charleston, Johns Island, Daniel Island, Goose Creek, Isle of Palms, Sullivan’s Island, and Folly Beach. If you’re nearby and don’t see your area listed, give us a call.

Epoxy is the base coating that bonds to the concrete and gives a floor its color and body. Polyaspartic is a faster-curing, UV-stable topcoat that goes over the epoxy to protect it from sunlight, scratches, and chemicals. Most of our floors use both: an epoxy base for adhesion and appearance, with a polyaspartic topcoat on top for durability. Straight polyaspartic systems are sometimes used where a same-day cure matters more than the decorative flake or metallic look epoxy provides.

It depends on the coating system. Straight epoxy typically needs 24-72 hours before light foot traffic and up to a week before vehicles. A polyaspartic topcoat cures much faster, often allowing light traffic the same day and vehicles within 24-48 hours. We’ll give you the exact timeline for your specific floor at the estimate, since it depends on the system, humidity, and temperature during installation.
